Bridge financing is often used in commercial real estate to enable fast closings on properties that present unique short-term opportunities. It is also used in situations where permanent lenders have decided to exit certain types of lending, forcing borrowers to search for alternative short-term financing until they can secure a more permanent long-term loan.
